Construction & Renovation

Renovation is often about optical illusions. Unless working with new construction (which will also shift in time), many imperfections exist like leaning walls and uneven ceiling heights.  Our clients come to SRG because they know we posses the precision and creative problem solving  backed by 30 years of expert craftsmanship to make the imperfect look as close to perfect as possible.

The SRG Advantage

We consult on how much to invest in remodeling projects based on what the market is yielding. The market is fickle but it never lies. A major added value of working with SRG is that our resident licensed REALTOR® has access to the most current market data and trend reports in your area.  Homeowners often make the mistake of investing in income properties as if it’s their home. Clients have come to appreciate our candor when reminding them of their bottom line and that reducing it unnecessarily is not a good deal.  So save the solar panels and heated floors for your “Forever Home”.

According to the National Association of the Remodeling Industry (NARI), Americans spend $400 billion annually on remodeling their homes.* Homeowners remodel or redesign for various reasons from increasing their enjoyment, functionality or livability while using the space, to increasing the value of the home for resale or lease.

Navigating the remodeling process can be overwhelming. According to the latest NARI Remodeling Impact Report, thirty-five percent of U.S. homeowners would rather move to another home than remodel theirs. It can be a daunting process; finding the right contractor makes all the difference in successful home renovating.

SRG reviews this report annually that explores the reasons for remodeling and the increased happiness found in the home once a project is completed. The report also contains:

  • The typical cost of remodeling and replacement projects, as estimated by members of NARI

  • How much appeal each project is likely to have for buyers, according to REALTORS®

  • How much REALTORS® estimate that homeowners can recover on the cost of the projects if they sell the home.

Here are a couple of interesting stats from the report:

NARI Remodelers’ cost estimate for a bathroom addition: $60,000

REALTORS®’ estimated cost recovered: $30,000

Percent of value recovered from the project: 50 percent

HOWEVER

NARI Remodelers’ cost estimate for new wood flooring: $4,700

REALTORS®’ estimated cost recovered: $5,000

Percent of value recovered from the project: 106 percent

In a nutshell, if renovating to put your house on the market, wood flooring yields the greatest return on investment.  If you’re remaining in the home indefinitely, the increased joy factor of a new bathroom is priceless.  SRG can help you determine where to get the greatest bang for your buck or how to increase the livability in your space.
